Public Magnet Field

The key feature of this site is the green space in front of it. This building-The BTR Headquarters- functions as retail at the podium and offices in the tower. While the upper part of the building is the standard office space restricted by many factors, the connection between the commercial space and the greenspace becomes a crucial part of the design. To provide a highly integrated space for the citizens, a big staircase accommodating sitting is designed in front of the greenspace. In this way, the green space becomes a stage and the building becomes the audience. A public magnet field is defined.

The big staircase facing the green space invites people to sit. In the meantime, it leads people to the commercial space on the second floor. Thus, the green space and retail together created a win-win situation for people, city and developer. The entrance of the office is facing a plaza to the west, which is conveniently connected to the municipal road.

To maintain the same height(1000mm) at the spandrel panels, details are designed at the point where the roof meets the wall. Concrete is poured to 850mm above the roof structure to cover all the thermal insulation, waterproofing, planting area and paving from outside. To meet the 1100mm height requirement of guards measured from the adjacent walkable surface(42 inches in the US), additional glass guards are installed on top of the concrete parapet. Aluminum siding covered the parapet and reflective Low-E glass covered the beam so the concrete structure is not visible from outside.
The roof is designed to be a roof garden. To avoid plant roots damaging the waterproofing, 60mm concrete with mesh inside is used as waterproofing. Control joints are created every 6mX6m and sealant is applied.
